Reverse Exchange to Buy Real Estate

Where prices of real estate have declined savvy real estate buyers use the Reverse Exchange when purchasing property.  The purpose is to avoid paying capitial gains when you want to purchase new property before selling another property in a down market. 

The Reverse Exchange allows you to make a purchase without taking title to the new property.  According to exchange experts you would use a Qualified Intermediary to take title to the new property and hold title until you close on the sale of another property. 

  • One benefit of the Reverse Exchange is you can purchase new property without capital gains by delaying the sale of another property until market prices rise. 
  • With the Reverse Exchange there can be an additional benefit realized when financing.  The lender will usually take a security interest in your old property's equity and take loan values of both properties into consideration; with a Reverse Exchange you might get 100% financing for the purchase of the new property.

By using the Reverse Exchange when buying new property real estate buyers can take advantage of the market as it bottoms out.  We suggest you acquire new properties at low prices / rates and hold them before selling at a higher price in an up market. 

Reverse Exchange is a way you can invest in lower priced properties now, without having to take title to them until you sell properties you're currently holding.  You would be using reverse 1031 exchanges in this slow market and when the market picks up our real estate brokerage can market the properties you want to sell.

13 Homes Under Agreement within 13 Days

If it bleeds it reads!  The news reports about housing sales being in a slump are good for selling newspapers.  I see value in Southeastern, Massachusetts' homes.  The homes priced competitively are selling.  Combine location with value and the result is Under Agreement. 

Homebuyers sitting on the fence I am encouraging you to find yourself a REALTOR® to be your buyer's agent.  Here's some of the ways I research properties for my buyers:

  • I assist my buyers to narrow location down to a few select neighborhoods
  • Of the homes we are considering I'll calculate to find the percentage of asking price to compare with the buyer's maximum loan qualification; finding homes that are priced 50%, 60%, 70% of the buyers maximum loan qualification is a sharp contrast to homes priced a couple of years ago that were 90%, 95% or 100% of the buyer's maximum loan qualification
  • Another benefit for my buyers is identifing the serious home sellers from those who are testing the market  

I go beyond sending MLS listings to buyers via email.  What I do is generate lists personalized to the buyer from all my sources and not just those homes listed in the MLS.  With the list in hand this is my preferred approach: 

  • I'll call the buyer to discuss the properties
  • After I present the description of each home I shut-up to listen to my buyer tell me what they do not like
  • I then ask my buyers questions to learn all I can about their home purchasing concerns

I believe it helps when homebuyers learn about the status of the properties they're interested in.  Just in the past few days, I've spoken with three buyers telling them of homes that went Under Agreement or Sold.  The reason I'm sharing this with my readers is to show that I am seeing homebuyers in a holding pattern.  There's nothing worse than missing a down turn in the real estate market along with the opportunity to buy value and location.

Flip side of this is the homebuyers I work with who benefit in this market.  These are the buyers that were priced out of the previous real estate rising market.  I remember a few years ago while having a bite to eat at a local sports bar, Adam Bowen came in and began telling me he wanted to purchase a home.  Adam closed on his dream home with me last week.  While working with him and his wife Kim, I noticed they had all their ducks lined up.  They were informed consumers and took ACTION when seeing homes that were good value and location.  The first couple of homes they made offers on did not get accepted.  Adam and Kim pressed on.  When I called Adam to describe a house, he told me set up a showing!  That house became their new home purchase at 65% of their maximum loan qualification.

Guide for Your Home Search

Finding a home, the right home is well worth the effort.  For most people it begins with a mental picture of what the home looks like.  There are several decisions that you'll find yourself making when buying a home.  For the best outcome I suggest when choosing a home make your decision without compromising the picture you have of your dream home. 

REALTOR Magazine published 8 Tips to Guide for Your Home Search 

1. Research before you look.  Decide what features you most want to have in a home, what neighborhoods you prefer, and how much you’d be willing to spend each month for housing.

2. Be realistic.  It’s OK to be picky, but don’t be unrealistic with your expectations. There’s no such thing as a perfect home.  Use your list of priorities as a guide to evaluate each property.

3. Get your finances in order.  Review your credit report and be sure you have enough money to cover your down payment and closing costs.  Then, talk to a lender and get prequalified for a mortgage.  This will save you the heartache later of falling in love with a house you can’t afford.

4. Don’t ask too many people for opinions.  It will drive you crazy.  Select one or two people to turn to if you feel you need a second opinion, but be ready to make the final decision on your own.

5. Decide your moving timeline.  When is your lease up?  Are you allowed to sublet?  How tight is the rental market in your area?  All of these factors will help you determine when you should move.

6. Think long term.  Are you looking for a starter house with plans to move up in a few years, or do you hope to stay in this home for a longer period?  This decision may dictate what type of home you’ll buy as well as the type of mortgage terms that will best suit you.

7. Insist on a home inspection.  If possible, get a warranty from the seller to cover defects for one year.

8. Get help from a REALTOR®.  Hire a real estate professional who specializes in buyer representation.  Unlike a listing agent, whose first duty is to the seller, a buyer’s representative is working only for you.  Buyer’s reps are usually paid out of the seller’s commission payment.
